Showings begin. It's official! Your home is for sale and live on the market. Typically with listings here in RVA we will list mid-week and hold showings through Sunday. Only accompanied and pre-qualified buyers will tour with their realtor and showings can last between 30-60min depending on the size of your home. All showings are by appointment only and must be approved by WMRE. Occasionally, it makes sense to hold an open house and we can discuss those pro/con details together.
Prepare to list. Its time to get your home on the market! After our initial listing meeting we will give you an easy punch list of items (if any) to do around your home. Everything else, we will take from here. At our cost, we handle all of the photography, the videography, signage, and absolutely all the marketing to command the highest and best terms for your home.
Review Offers. As soon as an offer is received, you will be notified. Prior to now, we will have discussed whether you would like to hold all offers or review as they come. Depending on your goals and needs, we will identify the right strategy.
After receipt of offer/s we will help you best understand the terms and what they mean to you. Typically, if we decide to hold offers, we will review those on Monday morning. Multiple offers are quite common and sometimes hard to navigate with terms and significant contingencies in each contract. Together, we will identify the best offer that mitigates as much risk as possible to you as the seller and meets your goals.
Pending & Processing. Your home is under contract and we work with the buyers agent and lender on important milestones during this time. You can also expect two variables to happen at this point of the timeline: inspection and/or appraisal (Depending on the terms). The title and escrow team goes to work here, hand in hand with the lenders and agents to ensure a timely and smooth closing.
Negotiate. Not only does that happen during review of offers, but also during the selected contract (depending on terms). This is our strength and we will work hard to not only help you make the right choice, but understand your choices clearly.
Closing time. Congratulations! You made it to the finish line. From listing day to closing day can vary from 3weeks, to several months. But here in Richmond a typical closing timelines would be 30-45 days from date of contract.
Once you attend closing and sign the house over to the lucky new owner, you've completed your home selling journey!

The average days on market will vary based upon price point and location. However, its worth noting since 2021 that the average days on market has remained under 14 days for a majority of the metro area and adjoining suburbs.
The key to a successful listing, and subsequent sale, starts with the listing preparation. If you are considering selling, we should connect at least 3-4 weeks before you'd like to be live at the absolute latest. Conversely, it's good to be in communication about selling at least 2-6 months in advance so that we can strategize your unique circumstances and plan ahead.
Photography, signage, videography, and all marketing are included when you list your home with Whitney Mulder Real Estate. Depending upon the home, staging may be recommended as well and this expense is discussed at our initial meeting.
